West Yorkshire
Fire doors are the single most commonly failed element of passive fire protection. We inspect and record every door against current guidance and give you a door-by-door schedule with photographs, a clear pass or fail, and prioritised remedial actions.
The Headingley, Hyde Park and Burley HMO belt is one of the densest concentrations of student housing in the country, and fire doors there are subject to constant wear, propping and unauthorised alteration. Purpose-built student accommodation across the city brings large, repetitive door schedules where the value is in consistency and evidence. Converted mill buildings bring the opposite problem — every door is different.

We serve Leeds from our County Durham base. We are not a Leeds firm with a local office — we're an independent consultancy that travels to you, and we'd rather be straight about that than pretend otherwise.
A written report you can hand straight to an enforcing officer, your insurer, your landlord or your client — branded, photographed and dated, with every finding given a priority rating and a realistic timescale.
We talk you through it afterwards. A report you don’t understand is a report you won’t action.
Tell us the premises type, floor area and number of storeys. We come back with a fixed price, usually the same day.
A full walkthrough with you or your responsible person. We ask questions on site rather than guessing later.
Issued within five working days — branded, photographed, with a prioritised action plan you can work through.

Explore retainersUnder the Fire Safety (England) Regulations 2022, responsible persons for relevant residential buildings above 11 metres must carry out quarterly checks of communal fire doors and make best endeavours to check flat entrance doors annually. Outside that scope, frequency is driven by your fire risk assessment — typically annually, and more often in high-traffic settings like schools, care homes and busy offices.

We inspect and report. We don't fit, repair or supply doors, which means the inspection findings are impartial — there's no commercial incentive for us to fail a door. We're happy to review a contractor's quote against our findings if that helps you.
The schedule tells you exactly what failed and why, with a priority rating. Many failures are cheap fixes — a replacement closer, re-fitting a seal, correcting a gap. We separate the genuinely urgent from the housekeeping so you can budget sensibly.
Yes, and it's usually the most cost-effective way to do it. The fire risk assessment considers doors at a strategic level; the door inspection gives you the individual evidence record to sit behind it.
Not necessarily — existing doors can often be assessed as satisfactory for their purpose without third-party certification, particularly in older buildings. What matters is whether the door will do its job. We'll tell you when a door genuinely needs replacing and when it doesn't.
Tell us a little about the building and we’ll come back with a fixed price. No obligation, no sales call, no pressure.
