The recurring problem in office premises is not fire load, it is responsibility. In a multi-tenanted building, the duty for common escape routes usually sits with the landlord or managing agent while the duty inside the demise sits with the tenant — and in practice neither party has read the lease closely enough to be sure. We identify that boundary explicitly in the assessment, because it is the single most common reason an office building fails an audit.

The other recurring finding is escape route storage. Corridors and stair lobbies become filing overflow, and the travel distance calculation that worked on the fire strategy no longer reflects reality.
